Property
A fully legal path to building your own place in Thailand.
Foreign nationals cannot own land directly in Thailand. FP Nexus structures a well-established legal alternative - a registered, renewable 30-year lease - and manages every step: land, house plans, and trusted local builders, from a Thailand-based team.

The problem we solve
Land, a house plan, and a builder you can actually trust - coordinated as one process.
Foreign land ownership is restricted in Thailand, and most foreign buyers discover the real complexity only after they have already found a plot: the legal structure, the construction contract, and finding a builder who won't overcharge a foreign client. We manage the whole thing as one coordinated process - a legal leasehold structure, a suitable plot, house plans, and a vetted local construction partner - so you deal with one point of contact rather than negotiating each piece separately.
Land sourcing
We identify plots that match your project and budget, and check them before you commit.
The 30-year renewable lease
A structured, registered leasehold agreement for the initial term, with renewal terms negotiated and documented in the contract from the outset.
House plans
Architectural plans suited to the plot, the climate, and your brief - not a one-size-fits-all design.
Local construction partners
We work with vetted local builders, not large firms marking up foreign clients, so you get a fair, transparent price.
Project oversight
We stay involved through construction, so issues get caught and resolved before they become expensive.
How the process works

About the 30-year renewable lease
Thai law restricts direct land ownership by foreign nationals. A registered 30-year lease is a well-established, legal structure used by foreign residents across Thailand for long-term use of land. The initial 30-year term is registered and enforceable; any renewal beyond that is a contractual commitment between the parties, documented in the agreement from the start, rather than an automatic legal entitlement. This page is general information, not legal advice - we work with licensed legal partners who review and formalize every lease before you sign.
